How do I rent an apartment/townhome?
In order to rent an apartment, you must submit an application, application fee, proof of income, and a copy of your valid driver’s license or state issued photo ID. Ticon Properties uses an independent consumer reporting agency which evaluates each person through a credit risk scoring system and criminal background search. The agency will send Ticon Properties a response by computer which states if the applicant meets the criteria to live at the community. Ticon Properties does not have access to your credit report or background search. You will be given the reporting agency’s contact information if you have further questions.

What is the application fee?
The application fee is $30 per person or $45 per married couple. There is a $15 occupant application fee for persons over the age of 18 who are not leaseholders.

Is a deposit required to rent an apartment/townhome?
Yes, Ticon Properties requires a security deposit for all residents. The security deposit must be paid in order to have an apartment/townhome reserved for you. The security deposit is fully refundable upon inspection at the time of move out if there are no damages and the lease has been fulfilled. NC law allows the Landlord 30 days after lease termination to provide the security deposit accounting.

What happens if I decide not to move in after I have submitted a security deposit and my application?
If the application is cancelled after notification of approval, the number of days rent lost in re-renting the apartment/townhome will be deducted from the deposit, and the remainder of the deposit, if any, will be refunded.

How many people can live in an apartment or townhome?
All persons who will be living in the apartment or townhome must be listed on the application. The maximum number of residents (including infants/children) for a one bedroom is two (2) persons, a two bedroom is three (3) unrelated persons or four (4) related persons (no more than 3 adults), and a three bedroom is three (3) unrelated persons or six (6) related persons (no more than 3 adults).

Does Ticon Properties allow co-signers?
Ticon Properties will accept non-resident co-signers for full time students only. Undergraduate students without full time employment must have a co-signer. The co-signer must be a parent or guardian. Co-signers bear only the financial responsibility.

When is rent due?
All rent is due in advance by the 1st day of each month. There is a 5 day grace period until the 5th of the month. Payments received in our office on the 5th by 5:30pm or postmarked by the 5th are considered current. No exceptions on weekends or holidays.

What is the late fee policy?
Beginning on the 6th, any payments received will be charged a 5% late fee.

What form of payment does Ticon Properties accept?
We accept personal checks, money orders, certified checks, debit cards, and credit cards. We do not accept cash.

Can I pay rent over the phone?
Residents can pay rent over the phone with a credit card. A credit card authorization form must be signed for each transaction, and a $15.00 processing fee will be charged to your account.

Is Ticon Properties pet friendly?
Yes, we accept pets that are 50 pounds or less at full maturity. We do not allow aggressive breeds or any dogs mixed with an aggressive breed. All pets must be registered with your leasing office prior to being brought onto the property and must meet all pet policy requirements. Any pets brought onto the property prior to authorization will be considered illegal and must be removed immediately.

How many pets are allowed per apartment/townhome?
A maximum of three (3) pets are allowed per apartment/townhome. The maximum combined weight limit of all three pets must not exceed one hundred (100) pounds when they are all at full maturity. The maximum weight of each dog may not exceed fifty (50) pounds.

How much is the pet deposit?
The pet deposit for a one bedroom is $300, a two bedroom is $400, and a three bedroom is $500. There is an additional $100 pet deposit for each additional pet.

Is the pet deposit refundable?
Yes, the pet deposit is refunded when the resident vacates the premises if the rent has been paid in full and the resident’s account balance is $0.00; the property is left clean and in good order; and there are no damages caused by the pet or resident.

What if my pet causes damage that exceeds the pet deposit?
Charges for damages caused by the pet are not limited to the amount of the pet deposit. Your account will be billed for the remaining balance if the charges exceed the pet deposit.

What is the most common reason a pet deposit is not refunded?
The most common reason a pet deposit is not refunded is due damage to the carpet by the pet. Pet urine odor in carpet is released when the carpet is shampooed. Currently, there are no products on the market to remove this odor and history has proven that the carpet must be replaced. Carpet replacement can be very costly.

What utilities am I responsible for?
Residents are responsible for all utilities. However, water is included in all of the one bedroom apartments (water is not included in one bedroom townhomes).

When do I have to get my utilities transferred into my name?
Residents should have the utilities transferred to their name on the day the lease begins.

What should I do if I receive a high water bill?
Check all of your faucets and toilets for running water. A dripping faucet or running toilet can cause your water usage to increase. Once maintenance has repaired the leak, paperwork can be submitted the Durham Water Department for an adjustment to your bill.

Is renter’s insurance required?
Yes, renter’s insurance is required. Each lessee must provide a certificate from their insurance company or agent evidencing that renter’s insurance coverage satisfies the minimum requirements. A certificate listing the minimum requirements must be provided prior to keys being released.

What are the minimum requirements for the renter’s insurance policy?
The policy must state personal liability coverage of at least $300,000. It is requested that the Landlord’s name (Ticon Properties) be listed as “interested party” or “certificate holder”. Personal property coverage for furniture, equipment, and personal items is strongly recommended.

When is the pool open?
The pool is open from April 1st-September 30th. The hours are from 9:00am-dark.

Who is allowed in the pool and fitness center?
Only leaseholders and registered occupants are allowed to use the common area facilities such as the pool and fitness center. No one under the age of 16 years is allowed in the common area facilities without direct adult supervision, at any time. No one under the age of 18 years is allowed in the fitness center at any time.

Are residents allowed to use grills on the property?
North Carolina law prohibits the use of gas, charcoal, or wood grills within ten (10) feet of a multiple housing building with three or more units. This means you may use a grill, but it must be ten (10) feet away from the building structure when in use. While not in use, grills may be stored on your personal patio or balcony.

Ticon Properties is responsible for maintenance on the appliances, except for washers and dryers that are owned by the resident.
